Totally redesigned and updated 2 bedroom apartment. This unit had not had an upgrade for several years. The previous tenant had been there for 8 years. 8 years ago it was a nice unit. 8 years lated its a dated unit that only the least desirable will want.
As a result we went from $800/month for rent to $1,000 a month. Thus we broke even in 3 months

With a small budget we decided to resurface the cabinets, change the backsplash, install a new countertop with up to date faucet and stainless sink. We added modern linear cabinet door pulls to give the room elevation and sophistication
Bathroom
The bathroom had to be totally gutted out. All the tile and drywall was removed around the tub. The faucet was on its last leg and leaked . This required new supply piping and up to date faucet. We decided to give the tub some interest by installing water proof panels around the tub and added accent pathway lighting and shower box illumination.
Lighting
Often overlooked in a rental is light fixture. In my opinion light fixtures can make any room look and feel grand. We replace all the margin basement light fixtures with bright LED stylized lighting throughout. The change was so dramatic that we changed all the lighting in the entire building. and it only cost a few bucks more than the bargain. We got some good deals on open box items so overall it was worth it.
